Home Buying Process

Our primary focus is on new home sales. The new home construction buying process for Eddleman Residential is detailed below. Please note that if you are purchasing land or a resale home, your process will not look exactly like this.

Choose the Community You Love & Contact Our Agent 1

We have many beautiful communities to choose from, so you’re sure to find one you love. You can find more information on each of our communities on each individual community page of our website. You can get in touch with one of our sales consultants by using the Contact Us page. They’ll be happy to get connected with you to set up an appointment, go over floor plans, available homes, and more. After you finish deciding on your new home, it’s time to sign the contract! Don’t worry, our sales consultants are very good at their job and will walk alongside you every step of the way.

Finance Your New Home 2

After you’ve written your contract, you’ll need to get your financing finalized. We have a preferred mortgage company that will take care of you if you’d like to use them. They’ll explain everything they need from you including income, debts, and assets among other things. We suggest getting pre-qualified before this stage so everything goes as smooth as possible.

BuilderTrend 3

Watch for an invitation in your email to log into an online portal through BuilderTrend. BuilderTrend is a system we use for you to have a smooth and stress-free building process by allowing you to do the following:

  • Pay online
  • Sign electronically
  • Accept or deny upgrade pricing
  • Keep up with progress on your home
  • Among other things
Plan Review 4

Next, you’ll have your plan review. This meeting is to discuss the following:

  • Specifications
  • House plan
  • Build process
  • And any questions the customer may have about their home.
Design Selections 5

Here comes the really fun part — design selections! You’ll have 4 whole hours to make your selections with our designer which will include everything interior and exterior as necessary according to your plan and the timeline of purchasing your house

Framing & Electrical Walkthrough 6

Up next, the Builder will meet with you at the framing & electrical walkthrough. You can add changes to electrical (for example: additional outlets or switches), low voltage (such as additional data or TV runs or pre-wire for surround sound), as well as privacy fence, blinds, or landscaping. The house does not move forward until you finalize those additional changes. If no changes were made, the house continues on without interruption.

Final Walkthrough 7

This walkthrough provides a final opportunity for us to show you your beautiful home and for you to tell the Builder if you see anything that is incorrect. Our goal is to deliver a high-quality home that exceeds your expectations.

Closing 8

At closing, you’ll work with the closing attorney to close on your home, get all necessary documents signed, and receive the keys to your new home!

Move In! 9

And lastly, enjoy! We hope you absolutely love your new home. If something should arise, you do have a warranty on your home for one year. Please review the necessary documents for more information pertaining to your warranty.
